Application Processing and Time Frame:
Processing an application normally takes between 1-5 business days. You will be contacted immediately upon determination of approval or denial. All adult applicants over the age of 18 must submit a fully completed, dated and signed rental application and have paid the application fee. At least 1 Adult must have participated in a showing prior to submitting an application. Proof of all income must be submitted separate from this application by fax or other means, concurrent with your application. Your application will be initiated, and your application fee will be processed, but your application will not be completed or considered complete until we receive proof of income, or can verify income. In the event we receive another application while waiting for proof of income, or the application is incomplete, we may begin processing subsequent applications immediately. Your application fee is non-refundable once an application has been initiated.
No rental property will be held vacant for more than (30) days, unless approved by Management.
If you decide to apply to rent one of our properties, there is a $45.00 per adult application fee that is non-refundable, and is paid when the application is initiated. Incomplete applications or applications submitted without the proper application fees will not be considered and application fees will not be refunded for any reason once an application has been submitted.
Upon receipt of your rental application and application fee, Applicant hereby grants Management full authorization to verify the information on this application, including but not limited to checking credit report history, rental history, criminal history, income verification, information from public agencies and ANY other information relevant to this application for residential tenancy. Applicant states that they have received and reviewed Management's Lease, Addendums, and Rental Acceptance Guidelines, and has had an opportunity to inspect the property. We would encourage you not to apply if you have bad credit not associated with an isolated event such as a foreclosure or medical issue; bad references; have ever been evicted in the past or have a criminal record (except driving citations). Cosigners may be considered on an individual case by case basis once an application has been processed. Cosigners must also apply, and indicate on the application who and for which property they are applying for as a cosigner. Applicant agrees that false, misleading or misrepresented information may result in the application being rejected, or be grounds for immediate eviction with loss of all deposits and any other penalties as provided by the Lease Agreement. Applicant understands and agrees that he/she has only applied for tenancy. Other prospective residents may also have applied. This form is not a lease, but an application and offer to lease which may be accepted or rejected by Management. Verification of the information on your application will be handled by a 3rd party as listed below: Applicant is responsible for removing incorrect information on their credit or criminal reports and Management will not consider
Applicants until such incorrect information has been removed, or expunged from such records.

Notification: In order to hold the home, once you have been notified of your approval, you must immediately place a pre-lease deposit, equal to at least one month's rent, with Management. A signed pre-lease deposit form must be accompanied with the required funds. Once your Application is approved and payment of the pre-lease deposit is paid, your pre-lease deposit is non-refundable. Due to the high demand for rental homes, we will NOT take the property off the rental market unless you provide the required pre-lease deposit. If you do not comply with this requirement, we will continue to accept additional Applications, and may rent the home you applied for to someone else immediately following your notification of acceptance if you do not provide a pre-lease deposit, and your application fee is non-refundable.
All applicants must have completed a showing of the property before an application will be accepted. Applicant understands and agrees the properties are rented in "AS-IS" condition before an application can be accepted, except where there is prior written agreement for maintenance, repair, or other improvements. Any such maintenance, repair, or improvements requested (if any) must be written and included with your application, or agreed to in writing prior to applying for the property. If your maintenance, repair, or improvements are acceptable to Management, then that agreement will be written in the lease or lease addendum. If not approved by the owner, then the Pre-Lease Deposit will be refunded, however that application fee remains non-refundable.
ALL LEASE AGREEMENTS SHALL BE IN WRITING, NO VERBAL REPRESENTATIONS SHALL BE ALLOWED OR ACCEPTED. In the event that the manager shall receive two or more unrelated applications for the same property, the applicant understands the manager will process applications on a first come first serve basis, and select the first applicant that meets ALL of the screening criteria, and the above application requirements and accepts the property in "AS-IS" condition. Once notified of approval, the applicant must immediately provide or have already provided with the application a Pre-Lease deposit to hold the property. Without such Pre-Lease deposit on file, Management will immediately begin screening and potentially accepting subsequent applicants. We will not hold any property without a pre-lease deposit. The PRE-LEASE DEPOSIT shall be refunded only if applicant is not approved. Keys will be furnished only after the lease and other rental documents have been properly executed by all parties and only after applicable rents, security deposits, and other fees have been paid. Applicant understands and agrees that he/she has only applied for tenancy. Other prospective residents may also have applied. This form is not a lease, but an application and offer to lease which may be accepted or rejected by Management. This application is preliminary based upon the current expected availability of the unit, and in no way obligates Management to execute a lease or deliver possession of the proposed premises.
All initial funds, the pre-lease deposit - first month’s rent and security deposit may be paid by check or ACH debit. ALL Subsequent RENTS or FEES thereafter will be paid via an EFT/ACH debit of your account. Only one account can be used for rent collection. There is a $5 per month administrative and accounting fee that shall be applied and collected with each month’s rent debit to cover the cost of recording monthly rental payments. Each year, tenants will receive an annual MN CRP summary (Certificate of Rents Paid). Applicant agrees to pay a $100 Administrative fee (assessed per property) which is due at check-in to cover the normal Move-in and Move-out administrative processing for the property, and document storage. This fee only covers the administrative costs associated with documenting the check-in/check-out process, and does not cover any damages or cleaning or other costs that are the responsibility of the tenant. Any damages, cleaning, or other fees shall be applied from the security deposit per MN State Statute. Management is an Agent for the Owner only, and no agency relationship exists with the tenant.

Pets can be permitted in a property and are determined by the owner. Please check our website or confirm with the leasing agent what pets are acceptable for the property you are applying for. There will be a $500 pet deposit per pet which may be refundable subject to the Pet Addendum. There is a $50 non-refundable documentation and processing fee per pet agreement for processing this request. Applicant states that they have reviewed the Pet Addendum to the Lease, and is aware of the Pet Restrictions. Some properties may require higher pet deposit depending on the number and type of pets. If a higher pet deposit or rent amount is required, you will be notified at the time of the application. The following pet breeds will not be accepted: AKITAS, AMERICAN PIT BULL TERRIER, AMERICAN STAFFORSHIRE TERRIER, CHOWS, DOBERMAN PINSCHERS, MIXED WOLF BREEDS, PIT BULLS, PRESA CANARIO, ROTTWEILERS, PUPPIES AND KITTENS LESS THAN 1 YEAR OLD. Other pet restrictions may apply and are subject to change at any time.
Rents quoted are the rental amounts due if paid on time, and typically reflect a discount for the resident performing basic lawn care, snow & ice removal, carpet cleaning at move-out. Tenants are also responsible for all consumables, and all utilities including trash (which may be required to be in the owner’s name, but which will be billed back to the tenant) and water. In many cases, municipalities and Home Owner Associations are requiring water utility accounts to be held in the association or property owner name. In such cases, or for locations where our policy is to require such utilities to be in the property owner name, tenants shall be charged a Normal Water Utility Usage Fee in addition to the monthly rent. This fixed fee is $35 + $5 * #Bedrooms, and is based upon the average normal potential usage for the property and for processing this utility fee. It is a fixed utility fee, based upon the number of bedrooms and is not negotiable. Tenants also shall remain responsible for not wasting utilities, per the lease, as solely determine by Property Manager.
Monthly Rent payments are automatically debited from your checking or savings account byACH/EFT Debit. Consult your property manager for more information. If rent is not paid on time a late and NSF fee will be assessed and any on-time discounts will be lost.
In order to evaluate the various applications it is necessary for Management to expend time and cost in credit reports, criminal reports, and other administrative cost; hence, our policy that the application fee is Non-refundable. If your application is approvable, but not the approved one for the property for which you are applying, you may consider applying for other available properties that we may have, without payment of an additional application fee.
This Rental Process and Application Disclosure is hereby made an integral part of my/our rental application. I/we do hereby acknowledge that I/we understand and agree to the terms of application and rental process as described herein. I/we further acknowledge that I/we have seen and previewed the rental property (both inside and outside) for which we are applying.
